Selling Your Home: The Process Explained

Initial Visit & Meeting

After contacting us directly, or filling out our Property Valuation Form, our agents will set a time to meet with you at your property. We will become familiar with your property, gather initial information from you, and answer any questions you may have. We will share our thoughts and advice on ways to make your property more salable, or to increase the value, based on your situation and goals.

Competitive Market Analysis (CMA)

Our experienced team of agents will then put together a Competitive Market Analysis on your property. This process includes comparing your property to others of its kind that have recently sold to arrive at a suggested value. There are many factors considered when performing a CMA. Our knowledge of the local area and market conditions plays a key role in presenting you with the most accurate CMA to help guide you through the selling process. The CMA is yours to keep (remember, it’s not a formal appraisal!), even if you don’t decide to list your home.

Marketing Plan

We will review the many tools available to get your property the maximum exposure to potential buyers. Our office will log your properties details in the Northern New England Multi-Listing Service (MLS) database, making it available to other agents and potential buyers instantly. Within 24 hours, your property will appear on the wildly popular search sites zillow.com, trulia.com, Realtor.com, and others with an international reach. Your property will also be featured right here on our own website. Additional print and web advertising will be discussed based on individual properties.

Listing Appointment

Once you decide to list with us, we will schedule a time to meet at your property and learn all the “nitty gritty” details that make your home or land unique. You’ll provide us with everything we need to know about your property, sign the listing agreement, and ask any questions you have about moving forward with the sale.

The Personal Touch

From there, we will work closely with you on property management details and showings, and keep you up-to-date on interest in your property. In order to best represent you and your property, we pride ourselves on personally attending all showings. We know your property, and will be there meet potential buyers, present your home or land in the best possible way, and answer any questions in person.

Negotiation & Contracts

Once we have an offer, we will present it to you with our advice on any next steps. We will guide you through the negotiating process, and all the paperwork that comes along with it. When we have a purchase and sales agreement, our work includes managing home inspections, appraisals, and any other necessary appointments. We will work with any other professionals involved in the deal (bankers, other Realtors, lawyers, etc) and do our best to ensure a smooth closing process.
